Why We Started DKRentals.net

In 1998, I purchased my first two rental properties and hired a property manager. Unfortunately, the experience was frustrating—slow responses, poor communication, and outdated systems. I knew there had to be a better way. So, I took over managing my own rentals and quickly began receiving requests from other investors to manage theirs as well.

On October 19, 2007, DKRealty LLC, doing business as DKRentals.net, was officially formed. Since then, we've been committed to providing exceptional residential property management across the metro Atlanta area.

Todd Reid

Broker/Owner

Todd Reid is the broker and owner of DKRentals.net. Todd also is the president of the Atlanta Chapter of NARPM. Todd got his degree in Industrial Engineering from NC State University.  He has worked for IBM, Accenture, and was one of the founders of a medical device startup that was sold to Bristol Myers Squibb.  He has lived in Atlanta for 30 years and has been a real estate investor since 1998.  He has taught real estate investing classes at Emory University and at real estate brokerages all around Atlanta.  

His favorite hobbies are tennis and smoking meats on his Big Green Egg.

Jenny Fessler

BDM

Jenny is a licensed Georgia real estate agent with a BS in Communications from Miami University.  After over 20 years of sales, business development, and event management experience in other industries and cities, Jenny moved to Atlanta specifically to work for DKRentals.net!   Responsible for driving revenue growth by acquiring new clients and properties, Jenny has a talent for quickly building trust and putting people at ease as she guides owners through the onboarding process and collaborates with team members to ensure a smooth transition into our care.

Favorite part of the job: Meeting people where they’ve built their homes and lives…and helping them build legacy wealth for their families through real estate investing and effective property management.

Fun fact: Jenny spent 6 months taking a ‘bucket list’ adventure trip across the USA visiting friends and national parks along the way. She’s been skydiving, glider flying, helicopter riding…and hasn’t met a redwood or vineyard she didn’t like!

Tim first obtained his agent license in the 1980’s and joined the DKRentals team in the summer of 2024.  He has a strong background in corporate sales and business development, having worked for two different Fortune-500 companies over the course of 25 years.

Tim loves property management and loves working with Owners to provide solutions for protecting their assets and maximizing their returns.  His favorite part of working for DK is meeting new Owners and providing them with the relief that they are seeking for taking care of their valuable assets, whether they are single-property investors or owners of large portfolios.

Fun fact: Tim is an avid sports fan and enjoys humbling himself with a round of golf from time to time.

Leasing Agent

Jayla is a licensed real estate agent in Georgia with a bachelor’s degree in accounting, bringing a thoughtful blend of financial knowledge and real estate expertise. She began her career with a fix-and-flip investment company, where she gained a strong foundation in property value and strategy. Over time, she discovered her passion for property management, where she enjoys building relationships and creating positive experiences for both residents and owners. Jayla is known for her warm, approachable nature and her ability to solve problems with care and efficiency.  

Fun fact: She was crowned prom queen in high school.

Alberto Franco

Accountant

Alberto is an Accountant and Financial Analyst with over 20 years of experience working with international corporations and small businesses. He now supports property management operations, focusing on financial reporting, reconciliations, and helping keep processes organized and running smoothly. Alberto works closely with teams to ensure clear communication and strong financial organization. He is known for his reliability and commitment to supporting both owners and tenants. Favorite part of the job: “Helping keep everything organized and running smoothly.”

Fun fact: “I enjoy working out every day. It helps me stay focused and disciplined.”

Property Manager

I hold a degree in Paralegal Legal Aid and bring over 15 years of hands-on experience in the construction and property management industry. I began my career working directly under a General Contractor, where I developed a strong foundation in construction operations, project coordination, and compliance. I later transitioned into insurance construction claims, gaining valuable experience navigating scopes of work, documentation, and restoration processes. From there, I worked on the vendor side of property management before moving into a maintenance manager at a property management company, giving me a well-rounded understanding of both operational and client perspectives. Most recently, I successfully owned and operated my own maintenance company for three years, overseeing daily operations, vendor relations, budgeting, and quality control. This diverse background allows me to approach property maintenance with a problem-solving mindset, strong organizational skills, and a deep understanding of construction, legal processes, and customer service.

Resident CSR

With two years of experience in the Tenant Relations department, Rosa is recognized for a high level of competence, effective communication, clear policy enforcement, and efficiently managing multiple requests.  She ensures tenants receive timely and helpful responses during calls, and if an answer isn’t immediately available, she follows up promptly to provide a resolution.  Passionate about teamwork, Rosa enjoys resolving issues collaboratively and enhancing communication within the team.  Organization is key to success, and she proactively identifies areas for improvement to optimize processes.  Living in Roswell for more than 10 years has made the city a meaningful part of her life and work. 

Favorite part of the job: Interacting with tenants, feeling efficient, and solving problems effectively.

Fun fact: I’m passionate about architecture and often take courses for non-builders to understand costs and materials.

I bring professionalism and integrity into everything I do, while staying approachable, down-to-earth, and true to myself.

Maintenance Supervisor

Maintenance and Turn Coordinator at DK Rentals, overseeing technical operations and property logistics to ensure optimal habitability standards. My professional background includes property management at Evernest, an environment that tested my capacity for crisis resolution under pressure amid market volatility and simultaneous critical repairs. 

I combine analytical competence with operational efficiency, budget optimization, and strict adherence to turnaround schedules. Beyond my professional duties, I am currently pursuing a degree in psychology as my second undergraduate career and an instrument for personal growth, a discipline that enriches my understanding of human behavior and strengthens my capabilities in negotiation, conflict resolution, and communication with owners, tenants, and contractors. 

Outside of work, I maintain a grounding balance through deep reading and, above all, my role as a father. Raising a child has shown me the profound satisfaction of being actively involved in his daily life, guiding and witnessing his ongoing growth and development

I have a degree in Business Management and have been working in home office for over eight years. I have developed the ability to work independently and adapt to different work environments.

I am passionate about personal and professional growth. Outside of work, I enjoy going to the gym and traveling. Exploring new places and learning about different cultures is something I enjoy, as it allows me to broaden my perspective and connect with people from diverse backgrounds.

I consider myself a motivated, adaptable and a curious person who is always open to learning new things and taking on new challenges.
